Commercial lease review at a fixed fee: your key dates, break options and repairing obligations
For landlords, tenants and investors who need to know what their commercial lease actually says. Whether it is a lease health check on one property or a review of a whole portfolio, I give you a clear written summary of the points behind the most expensive disputes.
Fixed fees per lease

1
Single lease: £295 + VAT
A written summary of one commercial lease, plus a 15-minute call to talk you through it.
£354 including VAT.
2
Portfolios: £195 + VAT a lease
For 2 to 20 leases, with a summary sheet across the whole portfolio.
20+ leases from £150 + VAT a lease, quoted on request.
Residential portfolios also reviewed, priced per lease on request.
What the summary covers
-
Key dates, including break dates, rent reviews and expiry.
-
Break options and the conditions attached to them.
-
The nature, extent and scope of the repairing obligations.

1. Book a 15-minute call or email me the lease.
2. You receive a fixed quote and engagement terms from Arch Law.
3. I send you the written summary.
What it isn’t: advice on exercising a break, on whether break conditions have been or can be met, or on compliance with your obligations. That is available as separate advice or through an advisory retainer, and your review fee can be credited against a retainer started within 30 days.
The summary reflects the lease as provided on the date of review. You are responsible for diarising and acting on the dates.
Common questions
How long does a lease review take?
I usually send your written summary within 5 working days of receiving the lease.
Is a lease review the same as legal advice?
No. The summary sets out what the lease says. If you then need advice, for example on serving a break notice or meeting its conditions, I can provide it separately or through an advisory retainer.
Do you review residential leases?
Yes, for portfolios. I recently reviewed a 332-lease residential portfolio for a single client. Residential reviews are priced per lease on request.
Lease reviews are provided through Arch Law, authorised and regulated by the Solicitors Regulation Authority (SRA no. 814391).
