Squatters on your commercial property or land? Fixed fees to get it back

Squatters and trespassers on commercial premises or land need removing quickly, and by the right route. I handle the whole process on fixed legal fees, from the first letter to the enforcement agents recovering your property. Urgent? Call 07867 387902.

Fixed fees for removing squatters and trespassers

1

Pre-action: £630 + VAT

I review the position, advise on your options and send a formal letter requiring the trespassers to leave, arranging personal service.

£756 including VAT. No court fee.

Not included: enforcement agent fees for personal service.

2

Possession claim: £2,600 + VAT

Every stage to vacant possession: issuing and serving the claim, the hearing, transfer to the High Court, the writ of possession and recovering the property.

£3,120 including VAT, plus the £404 court fee.

Not included: enforcement agent fees (service, court attendance about £130 + VAT, the writ) and locksmith costs, passed on at cost.

In the first 24 hours

  • Do not try to remove the trespassers yourself or force your way in; it can expose you to criminal and civil liability.

  • Record what you can: photos, dates and how many people are there.

  • Tell your insurer and secure any parts of the property you still control.

  • Get advice the same day. I act for commercial premises and land only.

Common questions

Can I remove the squatters myself?

No, not without an order for possession from the court.

Will the police get involved?

Not normally, unless there is a threat to a person or criminal damage is taking place.

How quickly can I get my property back?

It depends on the court and on whether the trespassers leave after the pre-action letter. Acting on the day you find them makes the biggest difference.
